Position Overview:           

Reporting to the Senior Property Manager and the Property Manager, the successful candidate will fill the full-time position of Building Operator in Richmond, BC.  The primary responsibility of the Building Operator is to ensure that the building is being managed and maintained in a safe, sustainable and environmentally responsible manner to the highest level of operational efficiency.


• Perform building move-out/move-in inspections
• Monitor annual fire inspections and ensure all annual inspections are completed
• Coordinate maintenance of lawn sprinkler start up/shutdown procedures
• Monitor all contractors for work performed
• Involved with implementation of Riskcheck items and corporate policies for Health & Safety issues
• Ensure prompt service delivery to building occupants
• Provide quotations and recommendations to tenants and Property Manager, as required
• Implement corporate and departmental directives
• Review and monitor all building functions and provide direction to trades in maintaining first class
standards of building operations and services
• Supervise the implementation of WHMIS and health and safety programs.  (Electrical safety, lock out
procedures, etc.). Ensure continued delivery of safety training
• Perform inspections of selected buildings’ mechanical and electrical areas
• Ensure that all exterior areas of the property are maintained to a first class condition and that all hazards to the public are addressed
• To work on budgets and review monthly statements to ensure the property is operating within budgets
• To review the sites on an ongoing basis to ensure for operational and cost efficiencies
• To ensure that replacement staff, when required, are fully trained
• To complete reporting for the sites as required
• To maintain timely communications with the Operations Supervisor and Property Managers to ensure that they are aware of any site issues and for direction as maybe required
• To ensure that a Preventative Maintenance program is in place and being adhered to
• Provide vacation relief at other locations
• Locations of work are subject to change based on the needs of the BC Suburban group.
• Other duties as required


• 4th Class Stationary Eng. Certificate
• Mechanical/electrical aptitude and trouble-shooting skills
• Minimum three (3) years experience in related industry
• Proficient in Windows applications
• Exceptional communication, organizational, interpersonal and time management skills
• Valid driver’s license and vehicle
