Reporting to the Vice President, Development, this newly created position will play a key role helping to identify, negotiate, underwrite and secure new development and fee generating opportunities working in close association with the VP, Development and the regional business units.

In this new career, the Director, Development will:

• Research and investigate possible new business opportunities, evaluating for their investment returns and viability
• Prepare development proforma's with detailed return on investment analysis for evaluation and submission to clients for approval of project funding
• Assist in obtaining the necessary client approvals via investment summaries, investment committee submissions, etc.
• Assist in or negotiate business terms and contract details for service, procurement and other necessary legal documents for development projects
• Prepare submissions and respond to RFP's and RFEOI calls for new development opportunities
• Procure and negotiate contract terms for the retention of design consultants necessary to complete development projects
• Maximize fee revenue opportunities and minimize risk through the optimization of project responsibility and overhead control
• Continually improve the development groups’ policies and procedures, ensuring that the proper tools exist for the effective delivery of development projects to ensure the highest level of client service is provided
• Actively participate in the shaping of continual growth of GWL Realty Advisors Inc. specifically in the development mandate (i.e. committee memberships, industry event participation, etc.)
• Oversee and/or prepare submission of all financial and project reports for development projects; other reporting requirements as needed for internal and external groups
• Review and assist Leasing with construction budgets and lease language requirements pertaining to leasehold improvements within development projects
• Oversee and/or prepare for annual budgets for the development group’s departmental expenses; monitoring actual versus budgeted expenses throughout each year
• Collaborate with other members of the regional development team, assist or oversee the necessary municipal approvals for each development project
• Procure necessary approvals with respect to zoning alterations and development and servicing agreements with the authorities having jurisdiction

We are interested in hearing from you if you:

• Have experience assessing the development potential of new or existing sites; can work with various groups to determine the highest and best use for the site and are able to establish a comprehensive development plan
• Have a proven record of preparing and overseeing project planning and scheduling of development projects in Western Canada; including preparation of annual cash flow forecasts
• Have been able to establish and maintain good business relations with municipal and governmental agencies to foster timely development submission reviews and favorable decisions that will benefit the development projects schedules
• Have worked effectively in fast passed environments

During our interview, we’ll ask you to tell us about your:

• Post secondary degree in a related field (i.e. business, architectural, engineering); a Graduate degree is considered an asset; a background in design/architecture will be highly valued
• Eight (8) to ten (10) years experience in real estate with a specialization in development
• Strong analytical, evaluation, planning and project management skills
• Experience in the Edmonton and Calgary market; including your knowledge of the municipal issues in the cities of Calgary and Edmonton
• Strong and effective skills in contract negotiation and administration
• Strong knowledge of investment and finance principles
• Confidence in presenting to senior level clients and internal staff
• Sense of humour, a demonstrated sense of urgency, and a strong team spirit
• Alberta Real Estate license, which will be considered an asset
