Reporting to the Senior Property Manager, the Senior Manager, Technical Services will analyze, recommend and introduce “green” technologies, which will result in operational improvements.  

The role will also align with a national focus on the development of a climate change plan which will determine how the buildings are operated. This may require participation in or cooperation with other national initiatives under development in order to understand the overall strategy.  

In this new career, you will:

• Manage all electrical/mechanical/technical building operations in assigned GWLRA building
• Oversee the establishment of training and education policies for all operations staff; supervise and motivate staff; including semi-annual performance reviews of all operations staff
• Solicit, analyze and recommend new initiatives for all assigned buildings and where appropriate, through “green” technology; be accountable for results; ensure the building’s energy performance aligns with the design intent
• Determine specifications and award contracts, in accordance with the Policy and Procedure Manual, for the ongoing maintenance of mechanical and electrical systems; maintain and update all contracts; tender accordingly
• Ensure Tenant Construction and Design Criteria are compatible with the building operating systems; engineers may be used to review tenant drawings
• Implement scheduled maintenance programs on newly acquired or constructed office buildings and ensure existing building Preventative and Predictive Maintenance programs are kept up to date
• Assist with preparation of annual business plan and budgets (Operational and Capital)
• Undertake special technical projects as assigned
• Have all required emergency and after hours staff coverage schedules in place
• Ensure all GWLRA’s Health & Safety and Environmental policies are adhered to
• Ensure all external clients adhere to GWLRA’s policies regarding Contractor Check
• Ensure compliance with RiskCheck requirements

During our meeting, we’ll ask you to tell us about your:

• At least seven (7) years of relevant and real estate experience
• Post secondary education in related discipline; B.E.S. certification is preferred
• Proven track record in investigating and implementing green initiatives 
• Strong knowledge of building systems including HVAC, fire protection, building automation control, preventative maintenance programs and project management
• Familiarity with environmental and OH & S regulations pertaining to commercial buildings
• Proficiency in Microsoft Office (i.e. Word, Excel Power Point and Outlook)
• Ability to read and understand blueprints, CAD drawings of building related systems, i.e. mechanical, electrical, architectural, etc.
