We are looking for a dynamic real estate development professional to be our new Director, Project Management, Real Estate for our Eastern Canada Group!


Reporting to the Vice President, Development, Eastern Canada, this newly created leadership role will be located in our Toronto, ON location and will be primarily responsible for the successful execution of multi-faceted mixed-use development projects and will perform project reporting to satisfy specific client requirements, working collaboratively with the Development Team and the regional business unit.

If this is your new role, you will:

• Be primarily responsible for the execution and delivery of large scale, multi-faceted, commercial and residential development projects with a high degree of complexity 
• Ensure accurate project expense forecasting continuously throughout project durations to ensure compliance with client financial expectations; ensure accurate tracking of financial/contractual commitments
• Assemble and oversee multiple project execution teams  as needed basis from beginning to end
• Oversee the development and ongoing management of comprehensive project budgets, schedules and work plans to ensure projects are delivered within budget, on time and at the expected level of quality
• Procure, coordinate & manage all external service providers required for the project to ensure it is completed on time, within budget and in accordance with client expectations
• Negotiate initial contracts and changes in scope and timing of associated deliverables 
• Provide direction and mentoring to project delivery personnel 
• Oversee the smooth transition from being a development project to an operating property by managing the closeout phases of the project
• Continuous improvement of the development group’s policies and procedures, ensuring that the proper tools exist for the effective delivery of development projects to ensure the highest level of client service is provided 
• Actively participate in the continued success of GWL Realty Advisors Inc., specifically in the development mandate 
 
Reporting:

• Provide all levels of project progress reporting and provide a high level of client service to both internal and external stakeholders through continual improvement of knowledge
• Preparation and submission of detailed monthly and quarterly financial reports and project status reports for the project and provide any other reporting as may be required by GWL Realty Advisors or its client
• Review and assist GWLRA’s Leasing group with construction budgets and lease language requirements pertaining to leasehold improvements for the commercial space within the project.
• Assemble income forecasts from various internal teams and verify impact to client approved proforma. 

Municipal Planning:

• Establish and maintain professional and constructive business relations with community, municipal and governmental agencies to foster timely development submission reviews and favorable decisions beneficial to GWLRA’s projects and their schedules
• Oversee timely procurement of building permits, off-site servicing agreements and other required permits including but not limited to shoring permits, road and sidewalk closures, easements, zoning amendments (where necessary) with the authorities having jurisdiction.

We want to hear from you if you have:

• Post secondary education (e.g. non-specialized bachelor degree – engineer, business or related community college diploma)
• A minimum of 15 years of experience in commercial real estate development with an emphasis on the execution of large scale development projects OR
• 5 Years direct experience and a Business or Real Estate based MBA
• Proven experience in high-rise projects as a Project Manager/Owners Representative
• LEED AP or LEED GA accreditation preferred 
• PPM related accreditation preferred but not mandatory with experience
• Experience in contract negotiation and administration
• Strong business finance understanding with demonstrated experience with expense forecasting.
