Position Overview:

Reporting to the Senior Director, Asset Management, the successful candidate will fill the full-time position of Asset Management Analyst. This position provides accurate financial analysis data which will aid the asset management team in various real estate decisions including acquisitions, dispositions, development, appraisals and asset management for our clients. In addition, this position will assist the asset management team with special project initiatives within the portfolio.

Responsibilities:

• Be an integral component of the asset management team in preparing and finalizing annual budgets and interim forecasts (FYEs). This includes working closely with the leasing, property management, accounting and portfolio teams, and running various sensitivity analyses to form recommendations
• Build and maintain cash flow and valuation models for various purposes, such as setting budgets, analysis of lease transactions and their impact on value, impact of capital expenditures etc.
• Prepare analysis for use in Lease Review Committee or Investment Committee processes. This includes financial analysis, market analysis, and forming of recommendations in a clear and concise technical writing style
• Be an integral part of the annual appraisal process. This includes liaison with the external appraiser, providing pertinent information, review of draft appraisal documents and valuation models, and presentation to portfolio management team
• Provide support to the investments group during the due diligence process with respect to assets for sale or under acquisition
• Provide support to the portfolio teams on special projects, due diligence on refinancing, etc.
• Keep current with market trends and prepare market reports and research papers for internal use
• Play an integral role in preparing presentations to clients (internal and external). Examples include mid-year reviews to executive team and external clients, budget presentations to executive staff, etc.

Requirements:

• Education acquired through a specialized university degree which is directly applicable to the job (ex: Finance degree, real estate specialization, MBA, or equivalent)
• Minimum of two years related experience is required
• Ability to meet multiple deadlines and work in a fast-paced working environment
• Knowledge of financial and real estate markets
• Strong valuation and appraisal skills
• Must be able to work effectively independently and in a team oriented environment
• Strong analytical and mathematical skills
• Ability to interpret problems and situations and determine the most effective solution
• Strong verbal and written communication skills
• Proficient in Microsoft applications (Excel, PowerPoint, Word, Outlook) along with Argus and Dyna and other related software
• Ability to work with internal and external contacts at all levels and provide them with guidance, instruction and technical advice (ex: explaining or interpreting procedures or policies and communicating decisions)
• Strong organizational skills
