Real Estate Accountant - 6 month contract

Position Overview:   
      
Reporting to the Controller, Financial Core, the successful candidate will fill this full-time, 6 month contract position of Real Estate Accountant at our 1 City Centre location in Mississauga and 33 Yonge Street location in Downtown, Ontario. This position will provide support to the GTA Accounting team in the preparation of various consolidated financial reports.

Responsibilities:

• Reconcile monthly tax withdrawal payments (PAP) for properties throughout the GTA region for accuracy and liaison with head office and various municipalities
• Process journal entries for tax installments (PAP system) and ensure all tax bills have proper approvals
• Prepare regional consolidated report packages on a timely and accurate basis, which include the following:
   o Monthly revenue and operating expense budget variance reports
   o Quarterly capital cost / major repair control reports 
   o Quarterly forecast analysis reports
   o Annual actual versus budget performance measure analysis reports
• Prepare consolidated fees schedules on a timely and accurate basis
• Coordinate and oversee annual fixtures and chattels audits and ensure completion on a timely and accurate basis
• Assist in the budget process (prepare consolidated budget reports such as insurance schedules, recharge rates, revenue breakdowns etc)
• Assist in acquisition and disposition process (due diligence)
• Assist in the coordination and implementation of training (when necessary); for example: Amortization Model training session and manual, setting up contributors etc
• Assist in the following (when required):
   o Journal entries and month end closings for revenue, operating expense and capital expenditures
   o Preparation of CAM and tax year end invoices
   o Timely completion of annual audit files and year end working papers
   o Set up and maintain CTI final recovery module for timely completion of tenant final billings
   o Set up RealmX budget models and co-ordinate with Property Management, Leasing and Asset Management to complete annual property budgets and quarterly full year budget re-forecast
   o Maintain original and re-forecasted budget information on an automated property accounting system
• Assist in the development of accounting procedures and controls that conform to GWL and Industry accounting policies
• Other duties as assigned

Requirements:

• Education skills acquired through completion of a post-secondary degree; accounting major is an asset
• Minimum of two years business related experience
• Enrolment in the CGA or CMA program (level 3 or higher)
• Strong time management and communication skills
• Advanced skills in Microsoft Office programs (Excel and PowerPoint a must)
• Experience with CTI and Realm Budget an asset
• Superior verbal and written communication skills
• Ability to prioritize workload and multi-task
• Work under pressure and meet tight deadlines
• Strong analytical and problem solving skills
• Results and detail oriented
• Self started with high degree of initiative, independence thinking and flexibility
