Senior Real Estate Accountant, 1 Year Contract

Position Overview:  
        
Reporting to the Controller, Real Estate, GTA, the successful candidate will fill the temporary full time position of Senior Real Estate Accountant.  This position will be approximately one (1) year in length.  This position will work primarily out of our Mississauga location at One City Centre Drive with occasional travel to our Downtown Toronto office at 33 Yonge Street.  This position is responsible for rental billing, capital invoice management, operating cost recovery processing, monthly property financial reporting, audit and forecasting.

Responsibilities:

• Full cycle accounting for mixed portfolio of commercial, industrial & retail assets;
• Monthly maintenance of the general ledger, including review and preparation of journal entries, accrual of revenue, operating expenses, and capital expenditures;
• Prepare regional consolidated report packages on a timely and accurate basis, which include the following:
    • Monthly revenue and operating expense budget variance report
    • Monthly Balance Sheet Analysis
    • Quarterly capital cost/major repair control reports
    • Quarterly forecast analysis reports
    • Annual actual versus budget performance measure analysis reports
• Co-ordinate and prepare full-year estimates and annual operating budgets with the Leasing, Property Management and Asset Management Teams;
• Prepare year-end CAM and tax year end invoices and working paper files for external audit;
• Set up and maintain CTI final recovery module for timely completion of tenant final billings
• Review CTI tenant abstracts for accuracy and data integrity;
• Assist in acquisition and disposition process (due diligence)
• Assist in the coordination and implementation of training (when necessary)
• Assist in the development of accounting procedures and controls that conform to GWL and Industry accounting policies
• Other duties as assigned.

Requirements:

• Post secondary degree or diploma in Accounting required; Accounting designation preferable;
• Minimum of 7 years full cycle experience in real estate accounting, including final recoveries, year end audits, and lease interpretation;
• Supervisory experience;
• Detail oriented;
• Managing multiple priorities within tight deadlines;
• Appreciation and willingness to work within a standard set of parameters;
• Good oral and written skills;
• Highly proficient in Excel;  Good proficiency in Word
• Experience working with CTI or in an AS400 environment preferable;
• Forecasting/budget exposure required;
• Good problem-solving ability;
• Self starter;
• Team player;
• Energetic; and
• Deadline driven.
