Toronto’s historic, landmark building, College Park, is a 632,000 sq. ft. mixed use office, residential and retail complex located at two of Toronto’s major junctions, College and Yonge Street.   Built in 1930, this stunning Art-Deco building was once the flagship store for the major Canadian retailer, Eaton’s.  Despite its central location and direct subway access, after Eaton’s abandoned the building, it lost its place as a key Toronto retail venue.  Lacking a major retail anchor and a shared commitment amongst the co-owners, GWL Realty Advisors identified an opportunity to redevelop College Park.  To that end, ownership was consolidated in 2000.  In 2001, GWL Realty Advisors initiated a major redevelopment of the 120,000 sq. ft., two-level retail mall.  A successful marketing strategy led to the pre-leasing of 65 percent of available space.  2003 marked the completion of the multi-million dollar renovation.  The internal team has successfully repositioned the asset into a vibrant mixed-use property.  Three major new tenancies now occupy the building:  a 42,000 square foot Winners store, a 32, 000 square foot Metro Grocery Store, and the reintroduction of the old Eaton Auditorium on the historical seventh floor as The Carlu, a 45,000 square foot state-of-the-art entertainment facility.
