Portfolio Management
The Portfolio Management team provides advisory services to GWL Realty Advisors’ public pension fund and institutional investors. The team is accountable for the overall performance of our clients’ assets under management. The role of the team is threefold: to provide clients with information and intelligence regarding their portfolios; to liaise with GWL Realty Advisors’ internal management teams on our clients’ behalf; and to develop forward-thinking portfolio strategies based on research, market activity and experience.
Investment Services
The Investment team strives to achieve our clients’ investment goals through the acquisition, disposition, and development of assets.
Investment services have a strong regional presence in every major market in Canada. Staffed with senior investment specialists, the team focuses on finding opportunities and driving complex transactions in a competitive marketplace. To ensure a smooth transition of each new asset, the team also provides investment analysis and underwriting services.
The Development team’s expertise extends to commercial buildings, business parks, industrial facilities and multi-residential projects. Over the years, this specialized service has continued to grow. Since 1995, the Development team has completed more than 44 new projects, ranging in size from 26,000 square feet to over one million square feet.
Commercial Services
The Commercial Services team includes asset managers, property managers and leasing specialists who work closely with the Portfolio Management team to meet clients’ investment objectives.
Asset Managers create and execute an individual business plan for each asset. Designed to optimize value and position assets for long-term value appreciation, the plans consider leasing, property management, capital improvement, and cost control strategies.
Property Managers enhance asset value by building strong tenant relationships, by delivering exceptional levels of customer service, and by ensuring our buildings operate safely and efficiently.
Leasing specialists secure and enhance our clients’ investments. They strengthen our relationships with tenants, prospective tenants, and the brokerage community; develop proactive leasing strategies; and ensure our buildings are leased by high-quality tenants, with long-term agreements.
Multi-Residential Services
GWL Realty Advisors manages a portfolio of premier Canadian multi-residential assets. The Multi-Residential team has extensive experience in this asset class. The team manages assets with the objective of balancing customer needs with sound investment guidance. The success of this balanced approach is evidenced by low vacancy rates, high building standards, and strong investment returns.
Vertica Resident Services, a wholly-owned subsidiary of GWL Realty Advisors, manages more than 5,000 of our multi-residential properties. Vertica enhances the lives of our tenants and creates sustainable returns for our investors.
Vertica focuses on the best practices in the industry related to customer service, technology, staffing professionalism, marketing, and leasing. Using this approach, Vertica is setting a new industry standard for multi-residential building management.
