New Rental Community to Rise in the Heart of Mississauga

Toronto, February 11, 2020 – GWL Realty Advisors (GWLRA) announced today it plans to construct a 35-storey, purpose-built rental building at 185 Enfield Place in Mississauga’s dynamic City Centre neighbourhood.

The project involves the construction of 365 suites in a variety of layouts and floor plans ranging in size from three bedrooms to one bedroom. Recognizing the shortage of rental housing for families, 40 per cent of the project’s apartments will have floor plans in excess of 700 square feet. The remainder will offer smaller, more efficiently designed residences for couples and singles.

“The 185 Enfield Place development will help address the need for rental housing in the Mississauga City Centre and appeal to urban lifestyle preferences,” says Adam Schneiderman, Vice President, Development, GWLRA. “Given the area’s low vacancy rates and the site’s proximity to shopping at Square One, Sheridan College, City Hall and an array of great restaurants, transit, community services and parks, we believe this purpose-built rental project is the right development at the right time.”

Next level urban living

The project’s planned 365 suites will feature distinctive high-quality finishes, a contemporary colour palette and modern, well-appointed kitchens and fixtures including in-suite washers and dryers.

The building amenities planned for 185 Enfield Place are designed to take urban apartment living to the next level. The building will feature an array of indoor and outdoor amenities to suit every preference, including a full-sized indoor basketball court, a fully equipped fitness centre, a dog spa and outdoor dog run, movie room, guest suites, resident lounge as well as a bookable dining room with kitchen facilities.

The project also includes plans for a spacious and elegantly appointed ground floor lobby with lounge areas and amenity retail to cater to the day-to-day needs of residents and visitors. The proposed building also features ample bicycle parking and storage lockers as well as, extensive “green” roof spaces, some of which will be accessible to residents and their guests.

Walkable to transit

The building site’s prime location is walkable to public transit via multiple bus routes, the Cooksville Go station and the planned LRT on Hurontario Street as well as ready access to nearby highways.

Designed by Toronto-based Kirkor Architects and Planners, the project will focus on sustainable urban development and is targeting LEED® certification.

Drawings for 185 Enfield Place are now under review by the City of Mississauga. If approved, construction is expected to start in 2020 with occupancy in 2023.

GWLRA is developing this project on behalf of its clients; The Canada Life Assurance Company and Canadian Real Estate Investment Fund No.1.

“The 185 Enfield Place development is a great example of our dynamic and fast-growing real estate portfolio,” says Brian Allison, Executive Vice President and Chief Investment Officer, Canada Life. “This project reflects our commitment to forward thinking and creatively inspired real estate developments that can provide strong and stable returns for investors and add value to communities.”
