Rezoning Approved for Major Mixed-Use Transit Hub in Vancouver
The approved rezoning of 1220 Station Street unlocks a high-potential mixed-use development adjacent to transit and Vancouver’s new healthcare precinct.
Earlier this week, Vancouver City Council approved the rezoning of 1220 Station Street, advancing a significant mixed-use development opportunity in the False Creek Flats. The approval establishes the site’s land use, height and density, enabling the project to move forward in a strategically important, transit-connected location.
Located on the edge of Vancouver’s downtown peninsula, the development benefits from its proximity to the new St. Paul’s Hospital campus and the adjacent Main Street–Science World SkyTrain Station, a strategic transit hub serving the city’s emerging healthcare precinct. Two towers of up to 36 storeys will accommodate approximately 470 rental homes, including a component of affordable housing. A commercial podium will provide office space for medical or lab use, along with retail space that could include a grocery store.
“We would like to thank the Mayor and City Council, and especially the City’s planning staff, who worked with us on a very complex rezoning that required significant collaboration. This project offers a tremendous opportunity to support the emerging healthcare district surrounding the new St. Paul’s Hospital and represents an excellent long-term investment opportunity for our ownership group. We look forward to the next steps,” said Geoff Heu, Senior Vice President, Development, GWL Realty Advisors.
