Built for the Future: Innovative Design Meets New Building Certification Program
April 22, 2021
In an announcement made last week, BOMA Canada introduced a new building certification program focused on smart building technology and sustainability. The BOMA BEST Smart Building program, currently in development, features The Livmore Bay & Gerrard as the only residential building in its pilot.

The Livmore Bay & Gerrard opened its doors to its first residents in 2018. Designed with sustainability in mind, the amenity-rich apartment building has already achieved LEED Gold certification. The BOMA BEST Smart Buildings certification program is a natural fit for the building.
BOMA Canada remarks that the “BOMA BEST Smart Buildings will be the industry benchmark, allowing building owners the opportunity to harness the power of smart building technology, managing their buildings in a more efficient and more effective way. The program is a certification that doubles as a management tool, helping owners and managers plan and operate their properties in a manner that drives the bottom line and sustainability.”
“GWLRA is proud to be one of the founding partners of the BOMA BEST Smart Buildings program,” said Andrew Hollins, Vice President, Development Services. “The Livmore’s inclusion in the pilot program reinforces GWLRA’s commitment to developing class leading properties. Our buildings are designed to optimize and advance sustainable best practices that also enhance operational efficiencies and improve occupant experiences through integration of innovative technologies.”
Pursuing building certifications for the properties we manage is an important part of our sustainability strategy. Currently, 92% of our eligible portfolio (by floor area) has green certifications. They help us attract high-quality tenants, ensure best-in-class operational practices, and enhances the long-term value of our clients’ assets.
“GWLRA is always looking for ways to improve the sustainability performance of its assets under management,” says Robert Campanelli, Vice President, Corporate Sustainability. “We applaud all our teams for pursuing innovative technologies that allow our properties to operate more efficiently, reduce costs and decrease impacts on the environment.”
